Bad Credit Mortgages - Mortgage With a CCJ
What is a CCJ?
A CCJ is a legal judgment registered against you when you fail to repay a debt and the case goes to court. It appears on the Register of Judgments, Orders & Fines and on your credit file for up to six years.
If it was paid within 30 days of registration (or successfully challenged), you may be in a far stronger position, you may either have the CCJ removed.
Can I get a mortgage if I have a CCJ?
Yes – you can. But it matters what the CCJ is, when it happened, whether it’s satisfied, how big it was, and how the rest of your profile stacks up. Many mainstream lenders will decline standard applications. That’s why you’ll benefit from a broker who understands specialist lenders, adverse-credit criteria, and how to make your case stand out.
Access Your Credit Report
Knowing exactly what lenders see is the first step. Checkmyfile lets you view your full credit picture across all three UK agencies in one place, helping you spot issues, track progress, and avoid surprises before you apply.
What lenders look at when you have a CCJ
Here are the key factors they’ll assess:
- Age of the CCJ – the older it is, the better your Many lenders view ones over 3 years old more favourably.
- Whether it’s been settled (“satisfied”) — paying it off helps a lot
- Amount owed — smaller amounts are less of a barrier; large CCJs raise lender
- How many CCJs you’ve had – one is easier to handle than
- Your current credit and financial profile – income, expenses, deposit,
- Type of property and loan-to-value (LTV) – more equity = stronger case
What you’ll likely need to prepare
- A higher deposit or strong equity: With a CCJ, lenders often demand 15%+, sometimes 20–30% depending on the circumstances.
- A good recent history of payments: Show you’ve moved on from the CCJ.
- Clear documentation: Your credit report from all agencies, proof the CCJ is settled (if it is), bank statements, payslips/accounts.
- A broker who knows who will accept your case: This saves you unnecessary applications and protects your credit.

Frequently Asked Questions
Will a CCJ always stop me getting a mortgage?
No. It makes things tougher, but many lenders will still consider your application, especially with the right strategy.
If the CCJ is unpaid, does that mean no chance?
Not necessarily. Some specialist lenders may accept an unpaid CCJ, especially if it’s older, you have equity, and your overall profile is strong.
How long does a CCJ stay on my credit file?
Typically six years from the date of issue, even if it is settled.
Will I be stuck with high rates or a big deposit?
You may face higher rates or a larger deposit than prime borrowers, but the goal is to get you in and then improve your profile for the next deal.
Should I pay off the CCJ before I apply?
If you can, yes. It strengthens your case. But paying it does not remove it from your file immediately. We’ll advise on timing.
